Spotahome’s Landlord Property Policies Guide
What are Landlord Property Policies?
Landlord Property Policies are the conditions you can add to your account and listings on Spotahome. When a tenant makes a booking request through Spotahome, they are agreeing to comply with the conditions in the listing.
Landlord Property Policy Categories
The following are the Landlord Property Policies that you can apply to your account and listings:
Security Deposit - This is a refundable amount which will be paid to you by the tenant upon check in to secure you against non payment or damages. This will need to be refunded to the tenant at the end of the tenancy provided they have not caused any damages or left any outstanding rent payments.
Admin Fees - This is a one off fee that can be charged to cover administrative costs. Please be aware that Spotahome will only allow you to set an admin fee if you are a registered Property Manager or Real Estate Agent in the city where the property is located.
Minimum Stay - This is the cap for the minimum length of booking you will accept for the property (e.g. If you set the minimum stay at 60 days, the tenant will only be able to book the property for 60 days or more).
Maximum Stay - This is the cap for the maximum length of booking you will accept for a property (e.g. If you set the maximum stay at 180 days, the tenant will only be able to book the property for 180 days or less).
Minimum Gap - This is the minimum number of days after the most recent occupancy that the next tenant can check in to the property. This is to allow time for cleaning and maintenance of the property between occupancies.
Maximum Gap - This is the maximum number of days after the most recent occupancy that the next tenant can check in to the property. This feature is to ensure a limited vacancy period between bookings.
Contract Type - The contract type can be set as Daily, Weekly or Monthly. You can find more information on contract types here.
Landlord Property Policy Recommendations

* Admin Fees can only be used by Property Managers or Real Estate Agents
** Due to the Tenant Fee Act 2019, admin fees are not permitted in London
